The LEED-ND rating system is currently under development, and a more precise definition of LEED-NDs market will be part of that process. However, LEED-NDs primary market consists of developers in markets which other LEED products are already examining. The LEED-ND market, generally, is a nuanced combination of subsets of the NC, CS and Homes markets.
In addition we will consider municipal and state land use officials, and designers and planners as markets we will have to reach as well in order to successfully launch and implement LEED-ND.
Among others we will need to incorporate the answers to these questions in a full market analysis:
How many developers work on the scale of the subdivision?
How many developers work on mixed use projects?
How many developers specialize in urban infill projects?
How many developers specialize in transit-oriented development?
How many developers specialize in brownfields redevelopment?
How many square feet are there to affect?
Who are the 10 largest developers?
How many municipalities are there in the country?
What are the 10 biggest municipalities?
What are the 10 fastest growing municipalities?
Which municipalities are planning new transit?
Which municipalities have a high percentage of vacant or abandoned lots ripe for redevelopment?
Which municipalities are likely to develop retirement communities that would be less car-dependent?
Which states and municipalities already have programs in place to encourage smart growth (e.g. Oregon or Maryland)?
Which states and municipalities are already tying regulations or incentives to other LEED products?
Which municipalities have designated redevelopment zones?
Which municipalities are really looking for a smart growth standard to tie to?
How many designers & planners are there in the country?
How many of them already specialize in New Urbanist or smart growth plans?
How many of them would like more training in urbanist or smart growth design?
Where and for which developers do the designers who are most interested in smart
growth and New Urbanism work?
